Real estate brokerage arm of White Rock Capital Partners
White Rock Commercial Realty Inc. · Alberta & Ontario

Real estate for where capital is actually going.

A brokerage active in Alberta and Ontario, built around the sectors White Rock Capital Partners already invests in: energy, AI and data centers, battery storage, water and minerals — alongside the core commercial real estate that still makes up most of the practice.

What we do

Four mandates.

The same discipline whether the tenant is a law firm or a hyperscaler.

01

Landlord representation

Positioning, pricing and leasing of office, industrial and retail space on behalf of ownership.

02

Tenant representation

Search, shortlist and negotiation for occupiers, from a single floor to a full site.

03

Investment sales

Disposition and acquisition of income-producing commercial property.

04

Land & development

Development sites, assemblies and serviced lots, underwritten on approvals and servicing.

Sectors

Six sectors. One brokerage.

Core commercial real estate, plus the sectors White Rock Capital Partners already invests behind.

01 · Energy

Energy & Power

Land, easements and interconnection-adjacent real property for generation, transmission and storage projects moving through Alberta and Ontario's energy transition.

SignalGrid interconnection, not permitting, is now the longest step in most projects — thousands of gigawatts of generation and storage are waiting in queue worldwide.
02 · Digital

AI & Data Centers

Site selection and acquisition for hyperscale and colocation facilities, underwritten on power availability first and everything else second.

SignalPower decides where a site can go before cost does. Water is following the same pattern — several jurisdictions now require water-use disclosure for large facilities.
03 · Storage

Battery Storage

Site acquisition and interconnection-adjacent parcels for grid-scale battery projects, where time to energization decides the deal.

SignalGlobal storage deployment is accelerating faster than solar or wind additions, as batteries get cheaper even as other equipment costs rise.
04 · Water

Water

Advisory on water access, rights and infrastructure-adjacent real property, for projects where water is the binding constraint rather than power.

SignalA single large data center can draw as much water in a day as several thousand households — turning water allocation into a real estate question, not only an environmental one.
05 · Resources

Minerals & Rare Earth

Surface rights and real property advisory alongside resource development, coordinated with the wider White Rock Capital Partners platform.

SignalProcessing capacity, not reserves, is the real constraint. Canada holds substantial rare earth resources; refining capacity is still being built.
06 · Core

Commercial & Industrial

Office, industrial, retail and investment property — still the largest share of the practice, and the discipline the rest is built on.

A note on scope. Office, industrial, retail, investment and land transactions are carried out by White Rock Commercial Realty Inc., a real estate brokerage. Advisory on water, minerals and rare earth rights is coordination and consulting only, carried out alongside the wider White Rock Capital Partners platform — it is not a brokerage service, and it does not constitute legal, engineering or environmental advice. The "Signal" notes above are general industry context, not analysis of any specific property, project or transaction.

Where we're looking
Power decides the site.
We start there.

Land follows power, water and connectivity — not the other way round. Power availability now decides where a data center or generation project can go before cost does, and water is following the same path: several jurisdictions have begun requiring water-use disclosure for large facilities, the same way they already require it for power. Upstream, the minerals that feed batteries, magnets and grid equipment remain concentrated in a small number of processing hubs, which is pulling capital toward new supply chains — including in Canada. We track these constraints before they show up in a listing.
